Construction Insurance Protects Your Employees and Your Investment

The building profession is a diverse field. Construction workers are employed in a variety of commercial and residential settings and use an array of different tools and materials. As a result, each site presents unique risks for personal injury or property damage. Construction insurance is necessary to protect contractors, subcontractors, and property owners from litigation resulting from an injury or property damage connected with the building process.

However, purchasing construction insurance is not just a wise business investment. Policies may be required when providing services to the federal, state, or local government. Many private entities will require coverage as well. Your employees, clients, and the public all benefit from comprehensive coverage in the event that something does not go as planned. Potential clients also look for these protections as a sign of professionalism when hiring a contractor.

Construction insurance works by protecting the contractor and any injured parties in the event of property damage or injury at the job site. This type of policy is referred to as commercial general liability insurance. Parties protected generally include the party agreeing to the services and members of the public directly affected by the work.

The insurance company will pay for any accidental injuries or property damage so that the business owner does not have to pay from his own pocket. Legal counsel will also be provided in the event your business is sued as a result of an accident. Negligent behavior and deliberate omissions or errors are not covered by these policies. Typically, the policies are effective during the time the contracted work is ongoing. However, issues may arise long after the completion of the building. These problems can often be addressed when creating the agreement by adjusting some of the language.

A builder’s risk policy indemnifies against damage to the building while under construction. It protects against damage to fixtures, materials, and equipment used in the building or renovation process that may be caused by fire, wind, theft, or vandalism. Cars and trucks used in connection with the work and driven by employees may need coverage as well. Design professionals like architects, or others engaged in designing any aspect of the project should have professional liability coverage.

Workers compensation is another type of coverage that may be required in your state. These policies protect workers injured or who become ill on the job site by paying medical bills and disability claims. Finally, a bid bond may be required under some circumstances. This is a proof of guarantee to the project owner that a contractor can perform the work required and is a promise that the owner will be compensated.

Consult with an agency experienced in serving contractors, subcontractors, and property owners if your project requires construction insurance. An experienced agent can help identify risks and potential losses in order to determine what plans will cover your needs.

Woman Owned Businesses and Those Sexist Male Customers

Not long ago, I was reminded that there are still people out there who deserve the term “sexist” and that although our society is changing in that regard, the transition is not yet complete. There are still holdouts who probably won’t change. How bad is it? Well, there is still a little of that everywhere in our society. Let’s talk.

I was discussing this issue with a young female entrepreneur, she owns a boat detailing company. She is successful, smart and strong-willed. She will be a success in whatever she does, and she has chosen to make a stand in the yacht detailing business. She complained about a male customer who was completely condescending to her and made some snide sexist remarks – no, I am not going to get into what he said, only that it was highly inappropriate in my opinion and trust me, I am not one to jump on the “politically correct” bandwagon – I tend to roll the other way, against such trends. My advice to the young up-and-coming entrepreneur goes something like this:

I wouldn’t worry about “sexist” men who own boats, you’ll find lots of that in every domain, even as a guy, I find men more often than not with “Unearned Egos” and it seriously makes me wonder if they are real men at all. You should kill them with kindness, stroke their egos and sell them your boat detailing services – always remembering that “adversity builds character” and in the end you are the better woman. Just be Great!

Additionally, I added; Success is the Best Revenge – Be Great and Surpass Expectations and you will win new clients by the boat load. I reminded the young gal starting out in her new business that “It sounds like you are in search of excellence and you’ll probably find it since you are giving this business a lot of attention and mental power; you see,” I told her, “I seriously cannot think of a better thing to do than run a small business while you are young, it will help you in everything you do the rest of your life. And you get to write your own ticket, you have everything going in your favor – your hard-work ethic is paramount and you have the will to win.”

Further, after thinking on this and her comment about the episode that transpired; “who would want to wash a boat for a sexist anyway?” Well. I get that. I used to hate to wash cars for Attorneys, Psychologists, Doctors, professional know-it-alls, but one day I thought, hell, they are raking us over the coals with high prices for their services, and I need to get some money back for all of us real people. So, I never worried about who I was working for after that. Their money is just as good as anyone else, especially when I put in a little “extra hard-to-deal-with customer” charge.

I congratulated her on her will to press-on, and I congratulate all women who do. It is good to see it, and explained to her; “I am glad you can see through the male-bias issues with wealthy men who are having their midlife crisis, thus a boat to prove their ego in the mirror. I just think you have so much going for you in life, that you should never ‘play victim’ or use that as an excuse. Your integrity to overcome idiots in life is much more important for your future.”

Yes, some folks will come off as arrogant, sexists, and play the bad manners, especially after a few glasses of wine. Just promise yourself to stand tall and above it all, show them what you are worth – WIN. The real losers in life are those with a ‘sexist mindset’ and I for one would never want to go through life like that; poor them.

MacGyver Yourself Into Success

In the great wisdom of TV entertainment, the popular 90s series MacGyver is back, re-hauled and re-cast, with fresh young faces, but the point is the same: trouble occurs, MacGyver is (usually reluctantly) called to the rescue, and “MacGyvering” ensues.

Which, for me, is the appeal of the show: what on earth is MacGyver going to duct-tape, chewing-gum, paper-clip together this time to rout the bad guys and save the day? He has a genuine hero’s approach to problems-never sulking, walking away or giving up in the face of a problem, always looking for a different approach. In a word, “Can’t be done” is always translated into “Gotta be a way.”

What a winning approach to life! How many times have you told yourself “Can’t be done” and with those fatal words, dashed your dreams, smashed your hopes, given up on a cherished goal? I certainly have, more often than I’d like to admit, and always to my later regret.

Optimists don’t do that. Optimists, defined by their hopeful and confident attitude toward the future, run quite literally where others fear to tread. Which is why optimists are often labeled “fools” or “Pollyanna.” Forgetting that Pollyanna thrived.

It’s truly worth adopting an optimist’s hopeful attitude toward the future. Study after study proves that optimists do very well: they live longer, are healthier, more successful, and happier than pessimists. My favorite? They outperform their own talents. Personally, I take that as very good news.

The mistake is thinking that optimists simply rush headlong into any and all ventures. Optimists, instead, look at situations like everyone else, with an eye to what might go wrong, but what’s critical, is they also look at what might go right, and chose to lean in that direction.

Take Bill Gates, for example. How easy it would have been, for him, sitting in his garage, to think “Who’s gonna want this stuff? Never gonna happen!” and abandon his dream to pursue something tried and true. Like door-to-door encyclopedia salesman. Which, by the way, is now a defunct profession. But he didn’t. He chose the optimistic course: maybe, just maybe, someone somewhere would find value in what he had to offer. Or take Elon Musk, or Hillary Clinton. I don’t care what your politics are, think of how optimistic you must be to either shoot for the moon, physically, or shoot for the moon, in terms of aiming to be the first woman president.

My dream? Double-pirouettes by age 70. OK, not everybody’s dream I grant you, but my small dream, which takes a significant optimistic viewpoint to even consider. What’s yours? To write that novel? Create that work of art that thrums in your brain night and day? Travel to that far distant land you’ve dreamed of? Star in that movie, rock-band, fashion commercial? MacGyver yourself!

The more you refuse to accept that you can’t, the more likely you are to succeed. Be bold, be brave, and go for that dream that lives in your heart. I guarantee, it will be worth it.

Who Is a Real Easy Target?

I have a friend named Chris who is a registered sex offender. This is his story. With lots of housing searches and negative responses from potential landlords and in many cases without any response at all, Chris found a room in a roach infested shared apartment. He lived without any incident, paid rent on time and was courteous to everyone. He went above and beyond by cleaning the shared kitchen and the living-room even when other roommates did not seem to care.

Fast forward a year and a room was vacant in the apartment and the landlord found a woman as a possible tenant. Chris happened to meet the woman when she came to look at the room. They had a courteous conversation. She even told him of the church that she went to. In between the conversation, he told her of his situation of being in the sex offender registry since that was something that could not be hidden from a roommate as he was in a probationary period and his PO came anytime to check on him.

On the day the woman moved in, Chris helped her with carrying some of her belonging to the apartment. To Chris she seemed like any other roommate who came before her. However, that all was soon to be changed. The next morning, he saw a silhouette of a little girl entering the new tenant’s room, a big surprise. He got concerned and when he happened to meet the new tenant, he asked her if she had a child living with her. She acknowledged that and told him that she was babysitting for someone in her church. He told her that she could not have a minor in the apartment because of his situation. She told him that she understood the concern and that it was just for that weekend as someone in the church desperately needed a person to look after their child. Convinced by her answer but yet very worried, he spent the weekend praying that his PO would not knock his apartment door.

Every time he heard even a faint voice of the minor, he freaked out. Every time he saw the woman leave the apartment with the little girl, he freaked out. Every time he heard a knock on the front door, he freaked out hoping that it was not his PO. It was a waking nightmare for Chris because of the uncalled for situation. He knew deep down in his heart that he was no danger to anyone but how was he supposed to convince everyone with him being in the sex offender registry?

Chris immediately called the landlord and explained the situation. The landlord told him that the new roommate was explained to about his situation prior to her moving in and that she did not tell him about a minor living with her. Chris courteously asked the landlord to have the new tenant removed as it was against the lease to have more than one occupant living in a same room. The landlord assured him that he would explain that to her and see if she would move out. Meanwhile, every moment living in that apartment was a living nightmare to Chris. He spent more time outside with walking by a lake, hiking, or volunteering at a local men’s shelter.

A few days went by like that, in fear and in angst. The landlord called Chris back and told him that the woman could not move out because she had lots of belonging already in the apartment. Chris reiterated to the landlord that he could not live under the same roof with a minor. However, it seemed that because of him being in the sex offender registry the landlord did not have much opinion of him either. He wondered why the landlord bothered renting him a room in the first place! It was clear to him that he would have to move out, very soon. Chris did not want to go to a homeless shelter while he had already paid that month’s rent but he had no other choice.

While he was still in the apartment, he happened to see the woman and her daughter. It was evident that she lied about babysitting part and the little girl was her daughter. When he politely tried to ask her if she could move out, she threw a verbal assault on Chris and even threatened him that she would call police and tell them that he was harassing her, and even go as far as getting a protective custody against him. Chris was dumbfounded as he was always polite in his conversation and all that negativity was uncalled for. He did not want the situation to turn ugly. He felt very unfair because he had been living in the apartment for over a year and there came a new tenant and he had to move out.

The new tenant was unapproachable and the landlord was not helpful either. So with heavy heart, he left the apartment. To add insult to injury, the landlord refused to refund him the security deposit of a month’s rent since he could not give him a month’s notice in advance of him leaving. He tried to argue with the landlord that due to the adverse situation which he did not cause, he was compelled to break the lease. But his voice fell on the deaf ear of the landlord and the landlord told him to go to court if he wanted to claim the refund. So Chris was out of the apartment and was also cheated of his hard earned money. But who is with Chris when people see him as a registered sex offender?
